The Construction Manager leads multidisciplinary teams through the development, programming, design and construction of several concurrent capital projects.
Essential Functions/Responsibilities (% of the time):
Directly develops and supervises a specific renovation/construction project (45%)
Daily oversees the work of contractors and vendors on several concurrent projects to ensure compliance with contract documents, as well as hospital and user requests.
Acts as a liaison with the design, engineering and construction teams to keep the project on schedule.
Actively manages project budgets to UPH-Meriter Facilities standards.
Maintains continuous hospital operation and ensures patient safety.
Contract administration, change management, and project closeout.
As a member of the project design team, develop innovative solutions that will meet the needs of the Users and provide the optimal patient experience.
Proactively manage the archiving of all design documents so that there is an accurate record for future projects
Ensure projects are ready for accreditation inspection by AHJ’s. Verify that all necessary documentation is in place and accurate.
Provides project as-built information in a timely fashion. Includes balance reports, commissioning reports, as-built drawings, O&M manuals, staff training etc.
Weekly inspect projects to ensure that infection control, life safety, fire safety practices are being met.
Ensure that all projects are following the applicable Environment of Care codes and regulations.
Financial Resource Management (15%)
Participate in the yearly capital budget process. Engage departmental leaders to determine project scope, develop high level schematic designs, engage consultants as needed, and develop project budgets.
Provide concise reports to the Manager Planning, Design & Construction on the current and projected budget status for all managed projects.
Issue purchase orders and verify the accuracy of progress payments for all contracted work.
Develop cost-benefit analyses for comparing construction designs and alternatives.
Participate in the Environment of Care activities including participation in life safety, fire safety committees, and management of the Statement of Conditions
Perform EOC rounds to ensure facility compliance with regulatory needs. May be asked to monitor Interim Life Safety arrangements on a weekly basis.
Provide a safe and secure environment by implementing Construction Risk Assessments and Interim Life Safety Management plans.
Understanding of all federal, state and local codes (15%)
Annual review of code changes.
Monitors Joint Commission regulations as well as the rules of participation to CMS

Is knowledgeable of hospital and department compliance requirements for federally funded healthcare programs (e.g. Medicare and Medicaid) regarding fraud, waste and abuse. Brings any questions or concerns regarding compliance to the immediate attention of hospital administrative staff. Takes appropriate action on concerns reported by department staff related to compliance.
Bachelor’s Degree – Engineering/Construction Management, Architecture, Business or equivalent field experience
Minimum 3-5 yrs. project management experience in the delivery of healthcare construction projects.
Worked with regulatory agencies
Working knowledge of healthcare facility construction, project scheduling and project budgeting.
Proficient in standard Office Software
Working knowledge of M.E.P. systems
Working knowledge of M.E.P. systems
Use of usual and customary equipment used to perform essential functions of the position.
M.S. Degree – Engineering/Construction Management or equivalent MBA
Experience working with the Wisconsin DHS & DQA
Working knowledge of NFPA 101 (LSC), AIA minimum guidelines for healthcare construction and the international suite of building codes.
Working knowledge of the JCAHO Environment of Care standards
Professional Engineer License
CHC or CHFM certification
Proficient in AutoCAD, Revit, Google SketchUP and/or Navisworks
Additional Salary Information: Salary based on experience.
