The Project Manager is responsible for proactive and successful leadership of each of their project teams. The Project Manager will provide leadership and direction to all project stakeholders, which include the owner, design team, consultants, office staff, and field staff. The Project Manager will work in conjunction with their field team to ensure the contract requirements are being met for each project. Responsibilities also include management of the contract budget, schedule, quality control, and safety.
This position is responsible for project management and estimation of conceptual, design/build, and design/bid/build construction projects for various Life Sciences, Mission Critical, Industrial, Federal, and Healthcare clients.
Project Management major responsibilities include:
Plans, organizes, manages, and controls all budget, schedule, quality control, and safety aspects of a project.
Assists estimating team in developing and evaluating project pricing during design development stage prior to contract award.
Buyout and selection of subcontractors and suppliers upon project award.
Participates in site visit walk throughs to develop project scope, budget, and schedule.
Tracks project results and delivers on projects commitments according to the contract budget, schedule, and scope of work.
Understands and manages internal and external customer expectations.
Manages the project schedule to ensure adequate office and field resources are available as needed.
Reviews project documents for any conflicts or missing information and promptly pursues clarification and instruction from the client and/or design team.
Develops and maintains construction schedule.
Consistently communicates with project team. Proactively coordinates and assigns tasks as needed for completion of the project.
Responds to request for proposals and/or initiates change order pricing for work outside of the project scope. Incorporates modifications into the contract documents, schedule, and budget.
Disseminates all contract documents to the project office and field team.
Serves as central point of contact between the client, design team, consultants, subcontractors, and internal project team.
Maintains organized job records for both internal and external use.
Consistently communicates job progress with superiors, subordinates, and others as needed.
Conduct project progress meetings. Record and issue meeting minutes to all attendees.
Oversight of project close out documentation and warranty management.
Prepares information for monthly forecasting and project cost updates to superiors.
Monitors financial status to define project problems and identify solutions to ensure project profitability. Review monthly earnings reports distributed by accounting.
Submits monthly pay applications to the client based on the project progress that is reviewed with the project superintendent.
Review and approve all subcontractor and supplier monthly pay applications. Ensure all pay applications are input and approved in Spitfire in a timely manner each month.
Routinely visit the job site for review on project compliance in schedule, quality, and safety.
Ensures client satisfaction on each project.
Estimating major responsibilities include:
Assists estimating team in developing and evaluating project pricing and anticipated schedule.
Review contract documents for understanding of project scope and schedule.
Solicit subcontractors for pricing proposals based on the contract document requirements.
Review subcontractor proposals for accuracy and completeness.
Issue questions to the owner and/or design team as needed for clarification on the contract documents.
Participates in site visit walk throughs to develop and/or understand project scope, budget, and schedule.
Prepare and maintain a database of subcontractor and suppliers per project location.
Assist the marketing team in preparing the technical proposal requirements.
Compile and submit the final proposal to the owner and/or design team.
Assist the estimating team in owner negotiations and clarifications.
Assist in buyout of awarded project, if another project manager will take the lead.
Minimum 5 years' experience as a project manager, with a minimum of 3 projects completed at occupied medical facilities, with magnitudes of $1M and up. Experience with Federal clients (VA, USACE, Air Force) is a plus.
