Purpose Statement / Position Summary
Under general supervision, this position is responsible for maintaining, inspecting, performing preventative maintenance and minor repairs to domestic water distribution systems, medical gas systems, fire extinguishing systems, HVAC systems and associated mechanical, electrical, pneumatic and hydraulic equipment. The position requires the individual to perform repair and maintenance functions in patient rooms, offices, and other assigned areas of the hospital as well as float to support off site Hospital owned properties.

Job Specific Competencies
- Provide daily replacement of lamps where required.
- Perform repairs/maintenance on plumbing faucets, flush valves and P-trap assemblies, including changing washers, diaphrams, vacuum breakers and drain seals.
- Perform repairs/maintenance on medical gas outlets and alarm panels including changing “O” rings on outlets and checking and resetting alarm panels.
- Perform repairs/maintenance on fire extinguishing systems including fire extinguishers, fire hoses and cabinets and resetting of fire alarm panels.
- Perform basic repairs/maintenance on HVAC systems including adjusting thermostats and checking room temperatures and air handler outlet temperatures.
- Perform basic repairs/maintenance on electrical systems to including checking outlets for power, resetting breakers in electrical panels and performing visual safety checks.
- Clear clogged drains and toilets throughout the facility.
- Perform repairs and maintenance tasks on mechanical, electrical and hydraulic equipment including hospital beds, gurneys, wheelchairs and other minor equipment.
- Use various drills, saws and other hand and power tools using approved safety measures.
- Assist in space planning office relocations and rearrangements including the moving of office furniture and re-hanging of bulletin boards, pictures, hot pockets and other items.
- Respond promptly to Code Reds, Code 99’s and Disaster Codes.
- Perform and document all assigned Corrective Work Orders and Preventive Maintenance actions.
- Respond to work orders as assigned, completing all requests which will take 30 minutes or less and creating/ ensuring a work order is written for remaining work.
- Maintain parts and material inventories. Complete and submit to immediate supervisor requisitions for replacement and/or repair parts.
- Perform and document routine rounds and readings.
- Document all unusual and routine activities in the Daily Journal.
- Maintain a safe, clean and secure environment for patients, visitors and co-workers following established procedures and safety regulations. Report all violations, if not immediately correctable, to immediate supervisor.
- Comply with organizational wide and department specific policies and procedures.
- Identify the locations of all main utility shut offs for building services inside/outside the Central plant.
- Attend monthly Department meetings, in-services/ training classes and facility meetings, as required.
- Assist all team members outside of specialty area, as assigned.
- Perform other duties, as assigned.
