Job Summary
Manages the timely coordination and accomplishment of all assigned facility construction projects. Specific duties shall include: Estimating; Bid Solicitation and Award; Project Permitting, Materials Take-Off and Buyout; Shop Drawing Review; Project Organizational Planning; Scheduling; Pay Request/Invoice Processing; Project Change Orders; Project Cost Report Updating; Owner Furniture, Fixture and Equipment Interface Coordination, Project Close-Out; Final Agency Sign Off, Owner Move-in and Coordination of Departmental Office/Field Support Operations.
Minimum Job Qualifications
Licensure or other certifications:
Educational Requirements: High School Diploma or GED
Minimum Experience: Minimum of five (5) years of extensive health care construction program management. Minimum of five (5) years "hands on" multi-project construction coordination/management experience.

Essential Tasks and Responsibilities
Demonstrates thorough understanding of project construction management planning and execution duties and responsibilities.
Identifies and resolves potential problem situations related to site, materials, budget, etc.
Coordinates with project architect and other parties, the expected protocol for all project correspondence, inspection reports, testing reports, shop drawing submittals, change order processing, etc.
Consistent in review and maintenance of status log updates for each project relative to pending and completed project record requirements. Coordinates timely notification of delinquent issues requiring closure.
Timely in concluding final project close out and transmittal of same to Northeast Georgia Medical Center Plant Operations.
Responsible for implementation of project materials, bid packaging, and owner provided services buy out.
Initiates detailed project document review and component take off for purpose of packaging project for systematic buy out.
Prepares and distributes bid request documents for bid submittal, bid review, and bid award.
Initiates final award of bid contract documents and issuance of purchase orders for owner direct procurement.
Responsible for professionally representing owner during construction phase of project, in all project management coordination and interface matters unless otherwise notified.
Acquires and demonstrates clear understanding of project program, budget constraints, and applicable codes relative to effective project management overview and communication with all identified parties having participating interest and input into project during the construction phase of project(s).
Clearly understands and communicates roles, names, and responsibilities of all individuals associated with project.
Identifies, clarifies, and directs specific merited project concerns to appropriate final decision maker and documents actions and decisions.
Develops and maintains a weekly updated project management milestone plan with support records file of alert memos to responsible parties.
Demonstrates consistency and diligence in administration of both project management plan and project construction schedule and provides pro-active intelligence updates to supervisor relative to any envisioned potential negative project schedule variances.
Conducts jobsite visits on all projects with respective "on-site" project supervisor a minimum of once every two weeks for purpose of problem area identification-solution and schedule status updating.
As merited, conducts project meetings with all project contractors to review schedule and coordinates activities.
Conducts monthly inspection of project site relative to compliance on project with regard to OSHA life safety and record keeping and to insure project supervisor is conducting weekly "job safety" meetings and is documenting same.
Responsible for supporting the Director of Construction (Supervisor) in the administration of daily operational support services provided out of the departmental office.
Provides overview coordination, counsel, and supervision to departmental materials coordinator.
Provides assistance liaison to accounting office manager in resolution and coordination of project budget entry, invoice billing and payroll issues.
Provides counsel to Director of Construction regarding inter-departmental issue resolution and project development and execution planning.
Performs in the extended absence of supervisor, a coordinated sharing of duties with fellow project manager positions to fulfill duties of supervisor's position.
