Under the general supervision of the Senior Superintendent, performs a full range of journeyman-level function of a Service Engineer. Operate, maintain, repair, and inspect heating, ventilating, air conditioning, refrigeration, pneumatic tube and domestic water heater equipment; test, adjust, and calibrate air conditioning system mechanical, electrical, and electronic controls; maintain, inspect, analyze and make emergency repairs to heating and cooling waterpiping distribution systems; regularly use features of building automation systems to diagnose and troubleshoot problems in HVAC systems whileoptimizing energy usage; monitor building automation systems data and make adjustments as appropriate; perform monthly generator runs andoperate automatic transfer switches; perform basic level operation of fire alarm panel; perform service calls with a high level of customer satisfactionfocus; maintain logs of maintenance and repairs using manual and computerized record-keeping systems; and instruct and lead semi-skilled or unskilledassistants. Additionally, an incumbent may be assigned to alternate work schedules, including weekends.
Hourly Wage: $62.01
Qualifications
Completion of an accredited apprenticeship program or equivalent work experience and education
Successful completion of Service Engineer qualification exam
Thorough knowledge of HVACR, pneumatic tube systems, refrigeration systems and other mechanical equipment.
Thorough knowledge of the methods, tools and materials used in the operation, maintenance and repair of such equipment.
General knowledge of ventilation principles, thermal dynamics, and closed water systems
Working knowledge of energy management systems including the ability to understand and use system features.
General knowledge of the applicable state and federal safety codes and regulations pertaining to mechanical and HVAC systems.
Ability to install, operate and repair HVAC systems, demonstrating journey-level mechanical skill across related trades, and perform preventive and planned maintenance.
Ability to read and interpret blueprints, plans and specifications; make sketches; estimate time, cost and materials; and prepare reports and maintain records in manual or computerized systems.
Ability to use an energy management system, CMMS, standard office software and equipment, Desigo BMS and other digital tools required for the role.
Ability to communicate effectively, provide strong customer service, instruct less-skilled staff and respond appropriately to emergencies while working safely and following regulations.
